Should I Sell My House Now or Wait?

It is all over the news, it's a seller’s market, inventory is at 1 to 2 months supply, interest rates are at historic lows, lots of buyers looking to buy and so on. If there are many buyers out there, it means demand is high and based on the Law of Demand and Supply, sellers are geting more for their properties. But should you sell simply because you can get more for your house? Or are there other reasons to sell? Keep in mind selling now may also mean buying high if you will be house hunting too. Here are a couple questions to help decide if now is a good time to sell.

Has your family outgrown your current home? Is renovating existing space or expanding your current home by adding square footage an option? Will it be permitted by your HOA or city? Does your finances or time allow room for a major home improvement project? If no, unless you can figure out how to shrink the size of your family, selling may be a good choice.
Do you need to downsize? If yes, now will be a great time to sell. Speculating and waiting may get you higher prices on your current home, however, that may also mean you pay more when you eventually downsize and go to buy your new place.
Do you like your neighborhood? Dreaming of moving to the more desirable one? If yes, now is the time to sell. Prices in the more desirable neighborhood is probably rising faster than the less desirable ones.

Do you want a more modern/updated home? Will it be a major remodel to get your house to the desired end product? Do you mind some disruption of your daily routine while remodeling is underway? Moving out for a few months while the remodel is underway may be a less stressful option. However, now may be the time to sell if you really do not want to deal with the updating or remodeling process. Keep in mind, selling as is and buying a move in ready updated home could cost more. However, it may be worth it for some folks who do not want to deal with the hassle of major remodeling.
Have you been dreaming of moving to another town, state or overseas? This one is pretty straight forward, now may be the best time to move since you can get top dollar for your home.

Can you comfortably afford your current home? Sell if answer is "no". You could wait and speculate you will get even more if you hang on. But hanging on to property you cannot afford does not make financial sense. Besides hanging on also means you will pay more for the new property, since house prices will also be high when you go to buy.
Are you several months behind on your payments? It maybe worth it to hang on if you are in a temporary situation and there is a real possibility things will turn around pretty quickly, otherwise sell. You can get top dollar for your home, pay off the loan and move on to more affordable housing.
Will demand stay strong? For how long? Demand will likely stay strong as the economy recovers.
